What Is It?
Cyprus offers a fast-track Permanent Residency (PR) programme for non-EU nationals who invest a minimum of €300,000 + VAT in new residential property. This is one of the most straightforward immigration-by-investment programmes in Europe.
The permit is issued under Regulation 6(2) of the Civil Registry (Aliens and Immigration) Regulations and grants the holder the right to reside in Cyprus indefinitely.
Requirements
- 1Purchase new property worth a minimum of €300,000 + VAT. The property must be purchased from a developer (first sale).
- 2Non-EU nationality. The applicant must be a third-country national (non-EU/EEA).
- 3Secure annual income of €50,000+ from abroad. Add €15,000 per dependent spouse/child, and €10,000 per dependent parent.
- 4Clean criminal record from your country of origin.
- 5Property must be primary residence OR investment property — it does not need to be occupied full-time.
Timeline
The fast-track PR permit is typically issued within approximately 2 months from the date of application. This makes it one of the fastest residency-by-investment programmes in the EU.
